Modular Offices Slash Costs and Carbon Emissions

A new independent study commissioned by workplace furniture brand Mute reveals that its modular office system offers businesses substantial financial and environmental advantages over traditional construction. The cost consultancy EthosEQ conducted the research, analyzing data from 27 cities across three continents to compare Mute’s adaptable „room-in-room” system, Mute Modular, against traditionally built meeting rooms using materials like glass partitions or plasterboard. The key conclusion is that modular rooms dramatically improve both cost and carbon performance because they are designed for reuse. Unlike traditional, often single-use constructions, Mute Modular rooms retain their value and embodied carbon through multiple cycles of use and reconfiguration, a critical shift for organizations aiming to cut financial waste and environmental impact.

The financial savings are significant. According to the study’s author, Colin Wood, Mute Modular rooms are approximately 10% cheaper to install initially and can become up to 60% more cost-effective in high-cost cities like London or New York when factoring in interior changes. The report emphasizes that reinstatement costs at the end of a lease are more than three times higher for traditional rooms. On average, businesses using the modular system can achieve savings exceeding 90%, or even up to 150% in high-cost urban centers. Extrapolating from this data, Wood estimates that if adopted across markets, the savings could exceed €1 billion for Europe, the Middle East, and Africa and €1.5 billion for the American market.

Mute CEO Szymon Rychlik states that the findings elevate modular solutions from a mere design decision to a strategic business choice for reducing financial risk and environmental impact. The research proves that when the entire lifecycle cost is considered, modular systems like Mute Modular can fundamentally reshape the economics of office fit-out decisions, offering far greater economic efficiency, especially in fast-paced environments that require adaptability.
