The top five is rounded out by Rye, New York ($428,806), Los Altos, California ($417,182), and Paradise Valley, Arizona ($408,500). Los Altos, a Silicon Valley suburb of San Jose, stands out for having the highest average home value on the list at $4.8 million. Paradise Valley, a Phoenix suburb known for golf resorts, only made the cut this year after its household count surpassed the 5,000 threshold for the first time.

The remaining five suburbs on the list are University Park, Texas ($407,253); Alamo, California ($401,221); Southlake, Texas ($384,530); McLean, Virginia ($379,689); and Orinda, California ($376,741). University Park is a Dallas suburb named for Southern Methodist University, while both Alamo and Orinda are San Francisco suburbs in Contra Costa County. McLean, Virginia, serves as the most affluent suburb of Washington, D.C. and is known for being home to diplomats and intelligence professionals. The rankings also highlight how statistical methodology can influence results; this particular analysis uses mean incomes, which can be skewed by the ultra-wealthy, while other lists using median incomes (like a 2025 U.S. News analysis) name Sammamish, Washington as the wealthiest U.S. city.
